NOW YOU GO OUT AND GET A BID FROM A GC, AND SINCE HE DESERVES A PROFIT FOR HIS WORK, SAY AT 15% GC FEE, HE IS ADDING $7500.  MAYBE YOU CAN REDUCE YOUR CONTINGENCY TO 5% WHICH IS $2500.  SO NOW YOUR TOTAL REHAB COST IS ABOUT $10,000 HIGHER.  THAT IS ABOUT 20% HIGHER THAN OTHER SKILLED REHABBERS AND SO YOU’RE NOT GOING TO BUY VERY MANY HOUSES OR MAKE NEARLY AS MUCH PROFIT AS YOU NEED TO HAVE IN AN ON GOING BUSINESS IN REHABBING HOUSES.
